Development Nous was engaged to consult in the redevelopment of the historic bach settlement at Tangoio Beach, located 22km north of Napier, Hawkes Bay. In early 2018 Development Nous submitted a resource consent application for a 37 lot coastal settlement along existing Beach Road. 

The residential lots were designed to range between 800-1000m² connected via a simple road network. Special care was taken to tie the development into the coastal landscape and maintain the existing character and picturesque qualities of the site. 

Development works included the importation of over 40,000m3 of engineered fill to address issues associated with both flooding and seismic considerations.

Resource consent was granted by Hastings District Council in April 2019 and site construction was completed in 2022.
