HNZC Hinau Street

Development Nous was a key consultant for the Housing New Zealand Corporation Emergency Housing 4 lot subdivision recently constructed on Hinau Street, Hastings.
DNL provided a range of services including topographical survey, civil engineering design and documentation, planning consultation, Resource Consent documentation and lodgment and land transfer surveying.
Consent was received from Hastings district Council mid August 2018 and construction was completed December 2018, with the titles process following construction.
Development Nous also carried out UAV mapping and aerial photography for this project as seen in the adjacent imagery.
ONE Havelock Road

Location 57, 61, 63 and 65 Havelock Road
Development Nous has completed resource consent, topographic surveying and preliminary civil documentation for the ONE Havelock development, the newest commercial development located at the gateway to Havelock North Village.
The site encompasses properties at 57, 61, 63 and 65 Havelock Road. The proposed building, designed by Neil Fenwick Architects, will provide Havelock North Village with a new three storey commercial
development and associated car park situated amongst existing tree canopies adjacent the Karamu Stream corridor and Anderson Park.
Resource consent was granted by Hastings District Council in 2018. Development Nous will be involved throughout the detailed design and construction process with the project to be completed by the end of 2020.
Guppy Road Subdivision

Location Guppy Road, Taradale
Development Nous has completed Resource Consents, land transfer surveying and construction documentation for two neighbouring sites, 240 and 250 Guppy Road, Taradale. The two project sites are to be subdivided into 73 residential lots; 42 within the 240 Guppy and 31 at 250 Guppy. Guppy Road bounds the site to the west and State Highway 50 bounds the site to the east. To the south of the site are residential properties while to the north is horticultural land (240 Guppy Road), residential properties and Arthur Miller School.
The site is on the eastern fringes of the Taradale urban area with much of the land to the west of the site is predominantly comprised of residential dwellings. Development Nous has undertaken design, planning, survey and construction consultation throughout the project and is currently in a Project Management role. The site is currently under construction.
Two Taniwha Kitchen and Bar, Waipukurau
Location Ruataniwha Road, Waipukurau
Development Nous was approached to undertake an urban design assessment as a part of resource consent application for a new Burger Bar proposed in Waipukurau.
The resource consent application was for the establishment of a Burger Bar within the central business precinct of Waipukurau run out of a fully serviced and fitted out shipping container.
The site includes outdoor dining areas, both licensed and unlicensed, car parking to the rear and a detached toilet block located behind the container. The application was consented and the site is up and running. The Burger Bar, named Two Taniwha Kitchen and Bar offers slow cooked pulled meat meals.
Napier Minor Dwelling In-fill Programme (MDIP)

Development Nous were employed as lead planning, surveying and civil engineering consultants for this HNZC Minor Dwelling In-fill Programme (MDIP). This consisted of residential "infill" development across a total of 40 existing HNZC houses in Greenmeadows, Marewa, Onekawa and Tamatea. As a result of this project 40 new, 2-bedroom homes have been provided for persons on the Ministry of Social Development social housing register.
Development Nous carried out the topographic surveying for each of the sites to facilitate the necessary architectural plans and drawings. Our Planning Team provided an Assessment of Environmental Effects and submitted comprehensive planning applications to Napier City Council for each of the sites. Assistance was also provided for civil engineering matters. Extensive consultation was carried out with NCC throughout the project, through to its successful completion. Many of the new homes have been constructed, while others are nearing completion.
AUT Millenium Stadium
Location Percival Road, Hastings
Development Nous were employed by The Hawkes Bay Community Fitness Centre Trust to provide Planning and Surveying expertise with the vision to establish a world class sports and recreation hub and community health centre at the Hawkes Bay Regional Sport Park.The proposed complex will be a world class sports and recreation hub and community health centre at the Hawkes Bay Regional Sports Park.
The site will provide a premier facility for community health and fitness, school sports development and community sport, along with sports and health science research. The facility is to include an indoor sports and recreation hall, strength and conditioning gym, community health and fitness gym, sprint track, fitness trail, wellness tutorial rooms, a sports medicine centre and onsite accommodation hostel. All consultation has been carried out with Hastings District Council and construction is to commence soon.
Hastings Health Centre & Totara Health Subdivision
Location St Aubyn Street West, Nelson Street North and King Street North Hastings
Development Nous undertook the Resource Consent and site survey aspects for the proposed Hastings Health Centre to be located on St Aubyn Street in Hastings. The Resource Consent application covered the subdivision of the existing Totara Health/Bunnings property and landuse components of the proposed facility to allow for construction of the new 3 storey Hastings Health Centre.
The proposed building, designed by HDT Architects, will provide top class facilities that will be an asset to the community. The site will be easily accessible with off road car parking to the rear of the building. The building is currently under construction by Gemco with completion expected within 2019.
Location Karamu Road, Hastings
Development Nous was employed by PetStock to undertake the Resource Consent application to establish a new 'PetStock' pet store within Unit N8 of the The Park Mega Centre, Karamu Road, Hastings. DNL also provided building set out for Gemco Construction.
PetStock is a retail store for pet supplies which also includes an on site vet clinic and surgery, dog grooming services and a puppy school.
DNL obtained resource consent in 2017 and the building was constructed shortly after.
Pohutukawa Drive, Whirinaki
Location Northshore, Whirinaki
Development Nous completed Survey, Civil Design and Contract Management tasks on the 15 lot Coastal Residential subdivision in Whirinaki. Planning consent for this project was undertaken by Director Matthew Holder.
The Northshore development incorporates lots sizes ranging between 1000-1500m² and construction of a 700m long roadway providing further coastal residential living to the landward side of the existing Northshore settlement.
Hawkes Bay Opera House
Location 311 Eastbourne Street East, Hastings
Development Nous were employed by Hastings District Council to undertake 3D laser scanning and surveying of the Hawkes Bay Opera House in September of 2017.
Survey was undertaken within the plaza and roadside plaza facade area to allow for the complete rebuild of the earthquake prone structure. Construction is currently being undertaken by Gemco.
