The completed Kainga Ora Homes and Communities Nikau Street project was for 23 new residential lots designed across 5,854m² brownfield locations, encompassing seven existing residential properties at 185, 187, 182, 184 & 300-306 Nikau Street. The project sites were developed in three clusters across the Nikau Street loop, designed as one project site but constructed in 3 stages: Nikau North, Central and South. 

All tree clusters have been designed with similar arrangement around a central ‘T’ Jointly Owned Access Lot (JOAL), which provided standalone and duplex dwellings fronting the existing road corridor with access to terraced dwellings at the rear. Nikau North allowed seven new 1-bed dwellings, Nikau Central five 1-beddies, and Nikau South, the bigger site, allowing ten 2- and 3-bedroom homes. 

As with other Kainga Ora sites the integration of the landscape, urban design and architecture provided a high-quality urban outcome for the project and community. DNL provided a detailed landscape architectural package for the project including hardscape materials and finishes, lighting, fencing, and vegetation providing private open space for each lot and integrated shared urban access to be utilised by all. 

DNL also developed comprehensive Civil Engineering documentation providing robust and practical solutions for the site infrastructure as well as also full Survey services including topographical survey, scheme planning, construction set out, as built data and LINZ certification and titles.

Construction was split into 3 sites under two separate contractors starting with Nikau North in December 2020, finishing July 2021, and Nikau Central and South following, finishing in September 2022.
